Project Overview
AMA were appointed by KeyLand Developments (part of Yorkshire Water / Kelda Group) to prepare a Highways Supporting Statement, supporting an outline planning application for the conversion of an existing underground reservoir to a bespoke single residential dwelling.
Due to the location of the site, the posted speed limits restricted the establishment of a site access to current design standards within land under the client’s ownership.
Therefore AMA undertook a detailed design appraisal exercise to identify options for the access and the required area of third party land to accommodate a viable scheme.
AMA reached a suitable design and KeyLand acquired this land to deliver the access.
The scheme was received planning consent and was purchased shortly after.
Key Inputs / Outcomes
- Determining a deliverable access option inclusive of minimal third party land.
- The access design required speed survey data and a topographical survey to enable AMA to prepare three dimensional visibility splay designs. These were used to prove forward visibility and required object heights could be achieved to over the required distance.
- AMA liaised with LCC Highways to agree bespoke areas of adoption and retention of private visibility splays to ensure Yorkshire Water apparatus could remain accessible at all times.
