Highways Supporting Statement, Car Parking Accumulation Study
Project Overview
AMA provided highways support to a planning application seeking the change of use from a car showroom (sui generis) to a gym (D2) in Cheltenham for Energie Fitness.
The site had previously received consent for a change of use from a car showroom (sui generis) to office (B1). AMA prepared a Highways Supporting Statement detailing that the development proposal would not result in any ‘net’ impact to that of the already consented scheme.
The site was open and operational approximately a year following planning consent.
Key Inputs / Outcomes
- The Highways Supporting Statement confirmed in terms of trip generation and car parking accumulation when compared with the consented Office scheme, that the gym proposals would result in no ‘net’ increase (in fact a reduction) and that the impact would be negligible.
- The proposed parking on site was also justified by a car parking accumulation study based on TRICS trip rates for UK gyms, as such this was considered by the LHA to be a robust and justifiable approach.
- AMA have been retained on further Energie Gym sites following this successful result for the client.
