AMA provided highways and transportation advice relating to the development of a brownfield site on Clovelly, Bideford to a new retail unit for B&M.
The proposals were for a retail store of 3,020m2 with supporting car parking and servicing facilities.
We provided key planning advice throughout the scoping process, preparing a Transport Assessment, Travel Plan and Car Park Management Strategy, taking the scheme to a successful consent.
This scheme required AMA to work closely with the Local Highway Authority to agree a defined scope which took into consideration the existing Atlantic Retail park in proximity to the site, but also the summer holiday seasonal variance in traffic. Key inputs included:
- Designing and agreeing a suitable site access with minimal construction cost, based on suitable MfS2 principles in an urban area.
- Justifying a parking provision on site through a car parking accumulation study.
- Agreement with LHA over the use of some ‘white land’ to accommodate long term infrastructure improvements for sustainable modes; and
- Design of a signalised pedestrian crossing of a key strategic highway route.
