Project Overview
AMA provided a highways case supporting a full planning application proposing 159 student units located on Henry Street, Sheffield.
The proposals effectively sought a car free development on site and were supported by a Transport Statement and Interim Travel Plan. The site is anticipated to open for the 2021 – 22 student intake.
Key to ensuring Sheffield City Council’s (SCC) Highways acceptance, the site was located in a highly sustainable location and within a short travel distance of the university and other centres of education.
The scheme received a unanimous approval at planning committee, with praise for the approach the applicants team had employed throughout the planning process.
Key Inputs / Outcomes
- AMA sought a robust approach with SCC Highways by not offsetting / discounting the existing land use, with the knowledge the proposals would not result in a detrimental highways impact.
- The scheme was not required to make any financial developer contributions other than generic Travel Plan measures to be implemented by any student site.
- AMA also advised on Section 278 advice for the client’s contractor to incorporate these works into the build programme, gaining approval of these under Section 168, a much cheaper and cost effective alternative to a full Section 278 legal agreement / process.
