Project Overview
AMA were appointed by Packaged Living to provide Transportation related advice in support of a full planning application for a proposed Private Rented Sector development on Newcastle Quayside.
The proposals were for c.300 residential apartments on the site with associated parking and ancillary commercial / restaurant / retail units on the ground floor.
The site has a detailed planning history, known as ‘Plot 12’, this effectively provides one of the last parcels of developable land in proximity to the city centre and on the Quayside.
AMA prepared a Transport Assessment, Framework Travel Plan and calculated Air and Noise Traffic Flow data for the site, working with Newcastle Highways to a successful conclusion and lending their support to the site.
AMA continue to work on this site at detailed design stage (Section 278) to implement the proposed access arrangements and advise on the adoption / ownership of public realm to be delivered. AMA are also working on other BTR schemes nationally for various clients.
Key Inputs / Outcomes
- AMA established robust trip generation rates for the proposed BTR use, structuring an argument that the site proposes minimal car parking / ownership and by its virtue is sustainable.
- The site makes no contributions to off-site highway works / mitigation and was concluded to result in no detrimental highways impact. As such, this further increased the commercial return on the site for our client, ensuring its commercial viability.
