Project Overview

AMA assisted Bishopdyke Estates in obtaining outline planning consent for up to 1,250,000ft2 of B2 and B8 units on a site to the east of Sherburn in Elmet, North Yorkshire including full consent for the site access proposals.

AMA have been subsequently retained to work on various further reserved matters applications on site including the production of Full Travel Plans for occupiers of new units and further proposals on Sherburn 4.

The site is currently being developed with the first units now occupied and operational.

Key Inputs / Outcomes

  • AMA prepared the planning documentation proving that the site would result in a minor impact on the highway network.
  • AMA successfully delivered NYCC Highways approval with minimal off-site mitigation works, with developer contributions being required at less than c. £100k and minimal long terms commitments being required. This has ensured the best commercial result of the client.
  • AMA assisted the subsequent Sherburn 4 which received planning consent for open storage over a significant proportion of the site prior to its development as industrial units.
  • AMA have since prepared Full Travel Plan for the first unit on site and continue to provide input to the client team on request.
